Traditional vs. Pred Equity Deal
Let’s compare the traditional structure of just debt and common equity with a structure that includes Pref Equity.
Imagine a property that is worth $50M with a lender that is willing to loan $30M, or 60% LTV.
In this basic example, you can see that as Pref Equity the asset can lose 20% of it’s value ($10M) before the Pref Equity Investor loses any of it’s principal.
In exchange for this protection, the Pref Equity Investors gives up some upside potential.
